A few places I know well
Elk Grove
Newer subdivisions, big parks, and well rated schools. Popular with families who want more space for the money.
Folsom
Folsom Lake, miles of bike trails, and a historic downtown. Newer neighborhoods south of Highway 50.
Roseville
Master-planned communities, good shopping, and room to grow. A favorite for first-time buyers moving up.
Oakhurst
The southern gateway to Yosemite on Highway 41. Groceries, restaurants, and about 15 minutes to the park entrance.
Bass Lake
A summer lake town just outside Oakhurst. Boating, swimming, and cabins that book up every weekend from May to September.
Mariposa
A historic Gold Rush town on Highway 140, the all-weather route into Yosemite Valley. Older homes, acreage, and a walkable main street.

Things people ask me on the first call
Do I have to sell my home before I buy the next one?
Not always. Depending on your equity and your loan, you may be able to buy first, buy with a sale contingency, or use a bridge loan. We’ll look at which one fits.
How much do I need for a down payment?
Usually less than people expect. Some conventional loans start at 3 percent down and FHA loans start at 3.5 percent. A lender can tell you exactly what you qualify for.
How do you get paid when I buy?
We sign a buyer agreement before we tour homes, and it spells out my compensation in plain numbers. In many deals the seller covers some or all of it. I’ll walk you through the options.
How long will it take to sell my house?
It depends on price, condition, and season. Before we list, I’ll show you how long similar homes near you took to sell so you can plan around it.
Want to know what your home is worth?
I’ll put together a free pricing report based on recent sales near you. No obligation to list.
